Résidence Les Vallons has set itself very ambitious goals in terms of energy performance. The building meets the highest standards for low-energy, not exceeding level K30 required by the Region of Brussels.
The project will include an innovative heating system called “Meibes”. The principle: An individual source of heat provided by a boiler VITODENS 200-W (condensing gas boiler of 60KW featuring efficiency up to 109%) that supplies hot water to radiators passing by a heat exchanger.
Home stations ensure efficient heat distribution, regulate necessary heating or produce hot water through the heat exchanger. This system ensures a pleasant room climate and guarantees a sufficient quantity of hot water for sanitary use.
Benefits: Among other benefits, this solution offers a limited cabinet displacement maximizing living space for each apartment. Furthermore, there will be advantages in terms of apportionment common service costs (entered into the centralized system), centralized heat production and a decentralized distribution.
Ventilation wise, apartments are equipped with an efficient single flow system. It is composed of self-regulating aerators and extraction demands based on the humidity level. This system allows each apartment to be autonomously supplied with a guaranteed lower acoustic level.

Thanks to the warranty installation for your first tenant, your rental yield on the property will be ensured for the first 6 months that follows the statement of provisional acceptance. We will perform administrative tasks for the rental, the sifting out of the ideal candidate all the way to his or her installation.
SECURITY, CONFIDENCE, PROTECTION & CARE ARE VALUES THAT WE OFFER
More specifically, we equally undertake to :
• Establish the eligible lease amount with the owner
• Proceed with the sifting out of the ideal candidate for your rental (evaluation of the candidate’s financial resources, evaluate their behavioral profile, background check as a tenant, etc)
• Drafting of the lease agreement for a period of 3 years (incorporating indexation, set rental expenses, request a security deposit, etc)
• Establish an inventory jointly in the presence of both parties
In the absence of a tenant, Cosyhomes® agrees to pay rental fees (excluding lease expenses) for a fixed period of 6 months according to the same modalities as the rental agreement. However, the installation warranty will be terminated when the lease contract is signed between the owner and the tenant. The INSTALLATION WARRANTY is a proposal suggested by company CICA (BE 452.437.001), holding Cosyhomes® trademark.
